Bitterlin Development Corporation
Bitterlin Development Corporation is a 28 year old real estate development firm associated with the Bitterlin Companies, Inc., a real estate brokerage and consulting firm, and San Diego Property Management, a real property and asset management firm. Its first projects in 1986 were small apartment projects and it has since been involved in major entertainment, and residential and mixed-use developments.
Bitterlin Development Corporations recent development projects include:
Coors Amphitheatre: Bitterlin Development developed this 20,000 seat outdoor concert venue in Chula Vista for Universal Concerts, Inc., a division of Universal Studios. It is now operated by House of Blues Concerts, Inc.. It opened to rave reviews on July 19, 1998. During its first season artists such as Elton John, James Taylor, the Spice Girls, and Jimmy Buffett performed to audiences from the entire Southern California region. Through the 2006 season, over 2 million patrons have attended shows at Coors. Bitterlins efforts concluded a 14 year search on behalf of Universal to develop a world class musical entertainment facility. Bitterlins involvement at the Chula Vista site started with site identification, management of the property transaction and project approvals and continued through design and construction until opening night. Bitterlin Development received an AIA Orchid Award in 1998 and Coors Amphitheatre won The Pollstar Music Industry Award for Best New Venue in North America for 1998.
Knotts Soak City (Formerly White Water Canyon): Bitterlin Development was hired to secure the necessary land deal and all entitlements for the development of the 32 acre White Water Canyon Water Park in Chula Vista, CA. Bitterlin represented owner- builder-contractor, Hice Enterprises. The water park opened on May 30, 1997. It is adjacent to the Coors Amphitheater project and, together, they comprise a 100+ acre family entertainment area that has revitalized an area that became a casualty of the real estate recession of the early 1990s. The combined site was a former industrial park that was transformed into a world class entertainment zone.
San Diego Unified Port District Acquisition of SDG&E South Bay Power Plant: On the heels of the completion of the Coors Amphitheatre and White Water Canyon, Mr. Bitterlin was retained by the Port District for purposes of project management and leading the negotiations for the $112 million purchase of the South Bay Power Plant. The project consists of a 164 acre site on the San Diego Bay in Chula Vista. Within a 60 day period in late 1998, the Port District and Duke Energy agreed to terms of a purchase, lease and bond financing arrangement. The transaction closed on schedule in April, 1999.
40 acre subdivision Exeter, CA: Bitterlin Development completed this 105 unit upscale, large lot subdivision on 40 acres in Exeter, CA, a community just east of Visalia, CA. As part of the project Bitterlin built a 4 acre park and dedicated it to the city of Exeter in memory of Daniel Unger, an Iraq war hero who died in combat in 2004.
