San Diego Property Management provides real estate services for many institutional clients including First National Bank, City National Investments, California Bank & Trust, First American Trust, Wells Fargo Bank-Special Assets Dept., La Salle Bank, and the UCLA Foundation.
In addition, since 1980, the firm has managed properties for many other clients throughout San Diego and the entire state. The value of the management portfolio which includes office, apartment, industrial and retail properties is in excess of $250 million.
San Diego Property Management provides all aspects of Real Estate Asset Management, Receivership and services including:
- Initial property analysis and management strategy for desired project performance.
- Obtain competitive bids, negotiate price, and contract for services and supplies for the regular maintenance and insurance for the property.
- Promptly respond to all requests for service and emergencies on a 24 hour a day basis.
- Prepare a marketing and/or leasing plan for the property consistent with the property’s business plan.
- Hire, supervise and discharge all onsite personnel (if onsite personnel are required).
- Conduct comprehensive physical property inspections on a regularly scheduled basis. The inspection information and updates on any action items are provided to the owner in a monthly report.
- Provide full financial and accounting services which include: accounts payable, bank account reconciliation, preparation of all financial statements, records and rent roll.
- Lease preparation, negotiation and review. Ensure all lease compliances are being met.
- Property tax assessment review and appeal.
- Property rehabilitation and renovation and supervision of build out of uncompleted developments.
- Tenant improvement cost estimation, bidding, supervision and build out.
Real estate management in the “2000’s” requires a broad base of real estate skill, knowledge, and expertise. The principals and executive staff of the firm have extensive and practical “hands-on” experience and education in the disciplines of the turnkey approach to aggressive management.
